Living in Bend

Northwest Bend

Northwest (NW) Bend is a particularly attractive quadrant for those who spend a lot of time outdoors. In just a few minutes, residents may access nearby hiking trails, mountain biking, and beautiful parks at sites like Mount Bachelor, and of course, the Deschutes River, which runs through the east side of NW Bend. Plus, you can easily access a myriad of recreational opportunities such as restaurants, coffee shops, breweries, bars, shops, and other neighborhood conveniences in NW Bend. The boundaries of this quadrant extend all the way south beyond downtown Bend and Old Bend, areas that host some of the best attractions Bend has to offer. NW Bend is also home to the riverside Drake Park and Mirror Pond, a popular destination for residents and visitors alike.

NW Bend includes the following neighborhoods: Awbrey Butte, Summit West, River West, and Old Bend. Living in NW Bend does come with a hefty price tag. With homes situated close to downtown and the river to take advantage of the area’s natural beauty and spectacular views, expect to pay a premium for an NW Bend zip code.

Northeast Bend

Northeast (NE) Bend is an exceptional option for investors and an ideal area for first-time homebuyers as it’s the most affordable quadrant in Bend. The majority of homes in NE Bend surround the ever-expanding St. Charles Medical Center, the largest hospital in Central Oregon, and a level-2 trauma center. The south edge of NE Bend has a Costco, providing a convenient one-stop-shop for families living in this quadrant. Pilot Butte Neighborhood Park is an expansive park along the southern border of NE Bend perfect for outdoor recreation with a picnic shelter and tables, a playground, a plaza space, benches, and lots of trees providing shade. Neighborhoods in NE Bend include Boyd Acres, Orchard District, and Mountain View. Investors may be interested in purchasing an affordable duplex or rental home near St. Charles Medical Center as the area continues to grow in population.

Southeast Bend

Southeast (SE) Bend is perfect for those looking for more acreage and a laid-back community feel. SE Bend is known for offering some of the best remaining acreage and small ranch properties in Central Oregon, many with irrigation rights. There is a mixture of established communities and developing communities being added to SE Bend on a regular basis. Residents have the ability to access the many neighborhood conveniences along the western border of the quadrant near US-97. SE Bend includes the neighborhoods of Larkspur, Old Farm District, and Southeast Bend. Southwest Bend

Southwest (SW) Bend is particularly desirable for its riverfront properties, new developments, and natural beauty, exemplified by the Deschutes River which runs through most of the quadrant. Bordered by US-97 to the east and the Deschutes National Forest to the west, SW Bend enjoys both natural beauty and convenient access to other parts of town. SW Bend is home to the Old Mill District, a popular mixed-use development along the river with a variety of outdoor activities such as shops, galleries, craft breweries, and restaurant-style dining. There are several planned golf and family-friendly communities in SW Bend, providing a variety of options for residents. Each community has a selection of parks and recreational facilities available.

SW Bend includes the neighborhoods of Century West, Southwest Bend, and Southern Crossing. One of the city’s most popular and fastest-growing new construction neighborhoods, The Tetherow Luxury Golf Resort, is also located in SW Bend near the Deschutes National Forest. There are a number of riverfront homes in SW Bend to enjoy the area’s spectacular natural beauty and convenient river access.
